Efficient Defect Management at Spring Square Residences

Client:
Westborne Constructions
Project:
Spring Square Residences, Bankstown, NSW
Project Overview

Spring Square Residences is a major mixed-use development built by Westbourne Constructions on behalf for developers Poly Global, comprising five residential buildings in the heart of Bankstown, NSW. With hundreds of apartments delivered across the project, ensuring a seamless handover and minimising post-construction liabilities was a key priority for the developer.

To support this, Westbourne Constructions partnered with DLPManager to digitise and streamline the post-construction defect managementprocess.

Key Challenge
  • Complex handover across 5 separate buildings - 516 apartment, Commercial Lots and Childcare Facilities.
  • Coordination between developers, subcontractors, building managers, and residents
  • Maintaining brand reputation in a competitive development market
  • Ensuring compliance with the NSW Strata Building Bond & Inspections Scheme (SBBIS)
  • Delivering a high standard of post-settlement service to residents
DLP Manager Implementation

Westbourne deployed DLP Manager’s platform across all five buildings at Spring Square, ensuring that all defects could be:

  • Reported digitally by residents or building management
  • Reviewed, triaged, and assigned to the appropriate subcontractor in real-time
  • Monitored for access, completion, and resident sign-off
  • Accountability put on the subcontractors to action their assigned defects
  • Tracked with full audit history for future risk mitigation and compliance

Additionally, project teams used automated workflows, analytics dashboards, and mobile-friendly reporting tools to stay ahead of issues and ensure transparency across all stakeholders.

Results

Significant Defect Reduction

  • Only 78 total defects reported across Buildings 4 & 5, as per the latest SBBIS report.
  • Historical average for similar developments: 100–300+ defects per building
  • 1 of the 5 buildings record no defects at the time of the SBBIS report, which is unheard of.

Streamlined Workflows

  • Faster time-to-resolution
  • Full visibility across contractor and resident engagement
  • Subcontractor Reporting
  • Reduced manual admin and follow-up

Improved Resident Satisfaction

  • Transparent communications and clear sign-off processes
  • Enhanced perception of quality and accountability
  • Fewer disputes and escalations

Stronger Compliance & Risk Position

  • Clean SBBIS report results reflecting well on Westbourne
  • Detailed digital audit trail for legal and insurance defensibility
“DLP Manager helped us raise the bar in defect management. The clean SBBIS report speaks for itself. We delivered Spring Square with confidence and clarity across all parties involved. This resulted in the returns of retention on time. And a happy developer.”
